Submission Statement:

Following the amazing news that the feds had struck a deal with the Ford government for a provincial law forcing municipalities to slash development fees, the Carney-Ford improbable partnership strikes again, this time with a provincial law forcing municipalities to allow subdivision or larger lots into smaller ones.

This will allow developers to bypass NIMBY controlled municipal governments to gain quick approval for much smaller lot sizes, and subdivision of existing lots, to allow greater density for everything, everywhere, all at once. Municipal planning power has been the most tenacious barrier to higher density, more variety of housing, and market liberalization. Since municipalities are mere creatures of their governing provinces, this law can crush a big part of that resistence.

Reason why this matters to arrr neoliberal:

This is a big win for YIMBYism and housing liberalization in Canada's biggest, worst, and most NIMBY housing market.

Combined with the deal on slashing development fees, this is the first real, major, federal-provincial push at systemic housing liberalization reform in Canada that is resulting in serious legislation.

Neoliberals like it when houses are allowed to be built. Neoliberals are sad when houses are not allowed to be built. This law allows houses to be built.

Wow, this could be huge. Is this similar to California’s build-by-right legislation?

  2. Pop the champagne! Doug Ford did something! It only took him a decade, but he did something!
