
I got tired of getting a raise and realising it mostly meant having a little more left after rent. So I went down the housing-policy rabbit hole and ended up making a video about it.
The Austin part is what I keep thinking about. The city built enough housing to make rents fall. Great. Now some projects no longer pencil out and builders are pulling back. Since construction takes about two years to show up in rents, the next shortage could already be forming while everyone is still celebrating the last one ending.
Does permanent upzoning solve that on its own, or do even YIMBY cities keep moving between too little housing and too little reason to build?
