    SS: After reaching new height post pandemic, the amount of new housing being consented dropped significantly before stabilising along with prices. Since then prices have been completely stagnant, but construction continues to recover.

    This boom is driven by the private sector. As debates rage on about rent control, social housing, I think this is another point for the YIMBY agenda.

    I think this is relevant to housing policy, the general cost of living crisis and more proof that an increase in the housing supply can do a great job at reducing housing costs for consumers.

    – In April 2026, the seasonally adjusted number of new dwellings consented rose 11 percent, after falling 0.8 percent in March 2026.

    – In the year ended April 2026, the actual number of new dwellings consented was 39,087, up 16 percent from the year ended April 2025.

    **New dwellings consented**
    In April 2026, there were 3,692 new dwellings consented, comprising:
    1,604 stand-alone houses
    1,530 townhouses, flats, and units
    499 apartments
    59 retirement village units.
