    I think global warming puts a hard cap on how much this trend can hold in the coming decades. New Orleans, Phoenix, and Miami are probably going to be severely diminished of people in our lifetimes.

    The south is the space capital with Texas and Florida booming. The other states are welfare states that tricked california and New York to give money.

    but in reply, the north simply said, “we have to protect communities that have been established here from overdevelopment and gentrification”, and the rent went up another 2 billion dollars.
